Big Discounts For IL Readers on This Uruguay Deal

Uruguay’s Punta del Este is where South America’s rich and beautiful people hang out. Rent an unspectacular house here for the month of January (Uruguay’s high season) and it will likely set you back $20,000.

East of "Punta" (as its known locally) lies the small town of Rocha…and Laguna de Rocha. This town has the finest beaches in Uruguay, and it is here that friend and serial developer Carl Wescott will launch his latest project–Laguna Tranquila–early next year. The project sits right on the lagoon and is less than 10 minutes from the beach (the beach is pictured above).

Until now, projects in Rocha have targeted Buenos Aires’ affluent, but after Carl launches his project to buyers in B.A. he’ll begin promoting to the North American market.

But first, IL readers will get a pre-launch opportunity at special prices and financing terms.

Carl is the type of developer I love to work with. He delivers what he promises and he cares about his projects. He’s not greedy–the environmentalist in him always looks to strike a balance between profit and sympathetic development. Carl has a track record of successful development in Ecuador and the U.S. Each lot at Laguna Tranquila will come with road access and underground electricity. Infrastructure completion is scheduled for the end of 2009.

Home sites make up half the property, with one section set aside as a private reserve. Lot sizes here range from 2,350 square meters to 10,000 square meters (2.5 acres). The plans include a boutique hotel and spa. The site slopes gradually away from the laguna, which stretches across the horizon. Being part of a UNESCO biosphere, motors are banned on the laguna; local fishermen can only use motors to get under way before switching to sails.

Uruguay has quietly started to attract the attention of North Americans, and has been a favorite of International Living readers in recent years. Everything runs smoothly in Uruguay, and the infrastructure is good. It is the safest country in Latin America, and the least corrupt, with a high literacy rate. Economic growth in 2006 was a respectable 7%, and 7.4% in 2007. Uruguay is about as far away as you can get from fears of natural disasters, military coups or terrorist attacks.

On Feb. 1 Carl will host a launch event at the project. This will signal the end of the pre-launch period and special IL pricing. Prices at that point will run $25 to $30 per square meter. Carl is offering IL readers special pre-launch prices of $22 per square meter on all lots. This guarantees you a 12% discount. Pick one of the more desirable lots and your discount rises to 26%. That means a 2,500-square-meter lot (over half an acre) costs $55,000. These discounted prices will be good until Feb. 1. A fully refundable $5,000 deposit secures the lot, and you then have until March 1 to travel to Uruguay and check the property out for yourself, before committing.

In addition to this discount, Carl is offering IL readers interest-free financing for 18 months on 70% of the lot purchase price.
