Day 1 – Grab Some of the Billions of Dollars Heading for This Country…

The night was hot and sultry…just what you’d expect in Brazil. Music blared, horns honked, kids played and lovers lingered on the beach long after dark. Later in the evening, a soft rain fell.

The International Real Estate Investment Forum, being held in Fortaleza, Brazil, kicked off last night with a decadent “getting to know you” dinner on the open-air terrace overlooking bustling Avenida Beira Mar and the famous malecon that fronts the Atlantic Ocean.

A few hours earlier, a major announcement was made that will affect the fortune of this city. In bars and restaurants that line the malecon, fans erupted with joy when it was announced that Fortaleza will be one of 12 Brazilian cities to host 2014 World Cup soccer matches.

And that’s one of the reasons we’re here. Billions of dollars will be pumped into infrastructure projects in Brazil in advance of the World Cup. To Fortaleza it means a new state-of-the-art stadium, an improved and expanded subway system, new hotels, and much, much more.

To Ronan McMahon, it means “looking forward to charging big rents for our condos.”

Ronan is editor of International Living’s Real Estate Trend Alert. He’s our resident real estate guru, and he’s been bullish on this northeast coast of Brazil for some time now. It’s a world away from overcrowded, overpriced Rio de Janeiro and Sao Paulo and the Brazil you might picture if you’ve never been here.

“All the ingredients are here, but one thing in particular screams out at me,” he said in his kick-off presentation today. “Tourism here is booming. Fortaleza is Brazil’s #1 domestic tourism destination, believe it or not, surpassing better-known places like Rio. Tourist numbers grew by 16% last year. And now, with new air routes opening, there is improved accessibility to North America and excellent accessibility to Europe. It’s actually closer to Europe than most Caribbean destinations.”

Plus, he continued, Brazil’s rapidly growing middle class opens a huge target market for local real estate projects. “And the World Cup announcement will leapfrog Fortaleza into a whole new league. There is a shortage of hotel beds, and a shortage of short-term rentals…and we’re in the right place at the right time to take advantage of that.”

Ronan the Rainmaker

For instance…and this was news to me…things are starting to look tasty again in select markets in Europe. Colin Murphy is director of Dublin-based Torcana Ltd., a real estate investment consultancy. His niche is sourcing heavily discounted properties and determining how to act on them.

“There are two markets in particular that meet my criteria right now,” he said, “in Spain and the U.K.”

One project that Colin is particularly bullish on in Spain is “in one of the world’s most mature second home markets.” Torcana has partnerships with the Spanish banks with controlling interest in this particular project that offers condos on a golf course near the beach at 25% – 36% discounts with impressive 8% rental yields. Financing is available. Best of all, Colin says, 80% of the project has sold, mostly to Spanish buyers–“always a good sign, since locals know more than you do.”

Prices here start at about $123,000, Colin said. “This is a unique opportunity with huge potential–you can make a lot of money here.”

There’s another project in Spain that makes sense now, too, Colin says, as well as one in the U.K. “Mark my words. There will be severe shortages of properties in the U.K. in coming years.”

In one market in particular, in the heart of England, prices are half that of London. Yet in this, one of the most vibrant city centers in the world, in a particular world-class project you can obtain incredible 40% discounts on 2009 valuations, and net rental yields are close to 7%. Prices start at $108,250.

Speaker after speaker brought preferential deals to the table…

Mike Cobb from ECI (Exotic Caye International) announced that his company has acquired a new project on the central coast of Belize and is offering fire sale prices there. (His words, not mine.) For now, as ECI transitions the project, you can buy homes, villages, condos, oceanfront and oceanview lots at prices discounted up to 60%.

ECI also owns another project in Belize, and in Nicaragua and Costa Rica. And they’re actively seeking property in Panama, Argentina, and elsewhere. As you might surmise, ECI’s niche is Latin America.

“Latin America is the place for low cost of living, high quality of life, and ground-floor opportunity, and that’s what Americans and Canadians are after," Mike said, citing study after study to back up his claims.

Getting back to today’s session, though, I want to tell you why this information is so vital to you.

He shared his tried-and-true tips and told us about the one thing you absolutely must do to keep yourself out of trouble as a real estate developer.

Mike also talked about what to look for should you decide to financially back any developer. Before you invest your money, there are five key issues that must be resolved. This one struck home to me…and I’ll never invest in another project unless I am satisfied these criteria are met.

I wish I had more time to tell you all about every single one of today’s speaker sessions and workshops. But as always after one of these conference days, I’m on information overload.
