Costa Rica’s Top Towns: Friendliest, Best, Cheapest

Everything You Need to Know About Renting in Costa Rica

Rent before you buy. That’s our mantra here at IL, and we had an entire session today on rental properties. Local expert Hannah Rico Fletcher explained what you need to know if you’re going to rent a home or apartment in Costa Rica and what you need to know if you’re going to be an absentee owner and rent your property when you’re not here. The laws are a little different so you need to be sure to understand your rights and obligations.

A good portion of today’s discussions were about real estate. And nope, no one was trying to sell anything. This morning’s speakers were explaining how to go about properly and safely buying property in Costa Rica—where, what, how much, and how.

(By the way, despite what you might think based on current economic conditions, investment advisor Barry Potekin recommends that in today’s murky financial environment, “the best thing is to own stuff…not paper or currencies, but real estate, cars, gold…stuff.”)

And thankfully, with all the ways we discovered to make (and save) money today, international tax expert Nick Hodges explained what to do to keep ourselves out of trouble with the tax man.

“I teach avoidance rather than evasion,” he said. “Evasion gets you free room and board. I can help you avoid paying taxes. ” And explain how, he did.

Also on the financial train, Jeff Schneider shared how to use your IRA to buy international property—and importantly, how to use it to make money tax-free!

As I mentioned, we talked a lot about real estate today. Margaret Summerfield took the stage three times—first to offer up an insider’s overview of the Costa Rica real estate market (including the many places to get bargain-priced opportunities right now) and then to share her hard-earned tips and strategies for protecting your real estate investment.

Margaret has been living and working in Latin America for years now…and she’s been keeping her eagle eye on the Costa Rica market for even longer. No one knows the ins and outs of the real estate market better than she does.

There hasn’t been a real estate crash here, she says. But there are some true real estate bargains and Margaret pointed us directly to them.

Margaret’s most valuable advice, though, came in the form of her “11 Tips” list.

Do Not Buy or Rent in Costa Rica Without Using These Tips

  • If you do nothing else, get the right attorney working on your behalf. Margaret explained how to choose one, the four traits they absolutely must have – and where to find one that meets all these criteria.
  • What you don’t know about title insurance can come back to bite you. What issues are not covered by title insurance? Margaret outlined six exclusions – knowing what these are can save you from a world of hurt.
  • There are three issues that absolutely must be addressed in your sales contract. And five steps that must not be neglected during your title search.

Did you know that the number of legal permits required for real estate projects in practically every country has recently increased? What are the five permits, approvals and processes you must verify? Margaret covered it all… She explained how to perform your own due diligence on any real estate agent or developer you meet, how to ensure you won’t get the shaft from your neighbors, how to protect your escrow money, and more, more, more.

What else did we learn today? Costa Rica attorney Roger Petersen explained how to legally structure your Costa Rica property purchase. There are several ways to hold title to your property, Roger says, and he explained how to determine the best route for your specific situation and needs. Your tax liability will be impacted by the route you take, so, it’s important to get things right—from the start.

The Best Health Care – at 27% of the Cost

Importantly, we talked about health care in Costa Rica and why you should avail yourselves of all the tremendous advantages available to you here.

Did you know that Costa Rica is ranked ahead of the U.S. when it comes to the quality of its health care system? That’s according to the World Health Organization. And San Jose, the capital of Costa Rica, has three Joint Commission International Accreditation hospitals—that’s astounding! (And this is the reason that U.S. insurance companies are looking to partner with these hospitals.)

How much does health care cost? As an example, Brad Cook from Hospital Clinica Biblica, shared a true-life video of a patient from the U.S. who came to Costa Rica for knee replacement surgery. He’d been quoted $50,000 for the procedure in the States. But in Costa Rica, it cost him $13,350—and that included his airfare and accommodation.

Brad showed us a price comparison chart with a list of dozens of common procedures. And all I can say is “WOW!” If you need a non-emergency procedure and want to save a bundle, get to Costa Rica now.
