Buy a Condo on the Best Beach in Brazil

The best beaches in the world are in Brazil. And ask a Brazilian and he’ll tell you that Brazil’s best beaches are here in the northeast.

That makes the beach I’m standing on the crème de la crème. Because it’s the nicest stretch in the northeast…nothing but miles of white-sand.

Ivens Dias Branco agrees.

Mr Branco is one of the richest men in this part of Brazil. They call him the pasta king (he’s in the pasta business), but he has other interests, from residential developments to wheat mills. And, along with a Portuguese investment fund, Mr Branco has bought this land and created northeast Brazil’s first major high-end, master-planned community.

The land covers over a mile of the world’s finest beachfront and a total of 700 acres. Lined with palm trees, the terrain slopes gently down to the beach giving ocean views from most of the property including many of the holes on the golf course. Today is typical of most of the year, a warm, 86 F, sunny day with low humidity and a comforting breeze.

This is a $350-million project. Mr Branco spent many tens of millions before any realtors could even get past security at the entrance. He decided not to sell anything until his vision was truly taking shape. The golf course was laid out, roads weaved their way through the dunes and plans were drawn up for five star hotels—all before he sold a single lot.

There is nothing like it along this stretch of coast. But, this isn’t some pipedream project in a remote outpost. We are 35 minutes from downtown Fortaleza—Brazil’s biggest domestic tourism destination. And those Brazilians vacationers like to come here, to this stretch of coast east of the city, where the breezes are gentler. West of the city is for kite surfers and Europeans (Norwegians in Cumbucu and Polish in Paracuru).

The beachfront will be lined with eight five-star hotels. There will be every service imaginable to pamper yourself. A fancy central shopping plaza is where Brazilian reals (the local currency) will be exchanged for designer handbags and jewelery.

There are some stunning boutique hotels up and down this coast. Places where you can pay $1,000 a night…and more. But, there’s no high-end resort on this scale. It will be a hit with the jet-set from the south of Brazil. That’s a nice market to target. They’re growing in number…and their bank balances are swelling. Brazil is still at the early stages of its major growth curve. There’s a buzz we don’t see at home.

This is a place I would like to come and spend time. Golf in the morning, relax by the pool in the evening… Best of all, if cabin fever sets in just jump in a cab and you are 35 minutes and a $30 cab ride from Fortaleza’s buzzing boardwalk.

But, there’s also a way you can generate income here…

The first of the hotels (a five-star Dom Pedro) is complete and open for business. Adjoining the hotel is a condo project that has just started pre-sales. Here, you can buy a high-end 81-square-meter (870-square-foot) condo with as little as $11,892 down and monthly payments of $1,800.

This is a place Brazil’s jet-set will want to come. And they’ll pay top dollar to rent your unit when you aren’t there. This isn’t an easy market to cater to. They are picky. That’s where the hotel comes in. As an owner here you can use the hotel for maid service, check-in, room and concierge service. And, payment for this service doesn’t come in the form of a huge monthly fee. You only pay as you use. In other words…your tenants pay and you cash the checks.
