Searching for Opportunities on Northern Nicaragua’s Pacific Coast

As tourism grows and infrastructure improves, retirees have turned their attention toward Nicaragua. Here, you can get great-value land and property if you get in before the crowds come—think Costa Rica pricing 40 years ago. People who bought property back than have seen a return of 10 times their investment. And Nicaragua is poised for the same.

I recently toured the country’s Pacific coast, a 30-minute drive from the city of Chinandega, on a real estate tour with Aurora Leon.

Imagine a stretch of beach miles and miles long with nothing on it but a house here and there (bought by forward-thinking expats), or staked-out developments with lots for sale.

Imagine yourself building the home of your dreams or a boutique bed and breakfast right on the ocean with the sound of crashing waves lulling you to sleep at night, sunset cocktails, and days of bliss living in one of the most beautiful places on earth. It can be yours for a fraction of the price it would be elsewhere—one-tenth of what it would cost back home in California.

What about a huge ocean-front lot for just $55,000? Or an already-built home on that same ocean front for under $200,000? Think fast. These are the kind of opportunities I found…but they won’t last long.

You may not have heard much about Chinandega before…the infrastructure here needs some improving. But it’s a medium-sized city where you can get all the supplies you need. And there are plenty of options to buy property and lots…

You can buy a 1,200-square-meter lot, only 50 meters walk to a gorgeous Asseradores beach for only $55,000. Building prices range from $25 to $100 per square foot, depending on finishes.

Don’t want to build your own home? Then how about a three-acre, ocean-view hobby farm that already has over 40 fruit trees? Situated 50 feet above sea level, this 3,000-square-foot house comes with three bedrooms, three bathrooms, a caretaker’s house, deck/patio, hot water, internet, a landscaped garden and parking, and it’s offered at only $350,000. You’ll also get great ocean view from the bedrooms, kitchen and pool, and it’s near Assedores and Los Clavos beaches.

Or, do you fancy having an ocean-front farm? You can buy a 13-acre beachfront property on Assedores and Los Clavos beaches for $300,000. Build your house on the hill and have your fruit orchard overlooking the ocean, or split the land into seven parcels, make your money back immediately and save the best for building your dream house.

Other farms on offer include a 17-acre farm—with 11 acres of fertile soil for planting and six acres of forested property—for only $165,000. Or a seven-acre farm, also with fertile soil and stunning ocean views, for $125,000.

You’ll also find a beautiful condo-hotel and marina complex (the first in Nicaragua) in this area at Marina Puesta del Sol on the Asseradores and Aposentillo beach areas. Large yachts bob in the water in their private slips. This resort development is housed in a beautiful and idyllic forest a little off the beaten track. One-acre lots near the marina are available for only $110,000.

These are just a few of the real estate offerings. If you’re dreaming of beachfront living, or looking for an investment, this strip of Pacific beaches near Chinandega are ripe for the picking now. But don’t wait too long. A $55,000 lot can easily jump to $100,000 as people start realizing what a bargain virgin beachfront property in Nicaragua is.
