What NOT to Buy in Panama

I’m Suzan Haskins, writing from International Living’s 2011 Live and Invest in Panama Seminar, going on right now in Panama City.

This has been such an eventful day that I’ll dispense with the pleasantries (though there are many here in Panama) and get right down to business…

Today we drilled down into the nitty-gritty details that can make or break your experience here (which included some very entertaining, laugh-out-loud moments).

Former Congressman and International Living legal counsel Bob Bauman started it off by explaining how Panama’s history and political stability led to its stature as the world’s leading offshore haven.

Just some quick (and inspiring) data that Bob shared: The inflation rate in Panama has averaged 1.4% for 30 years. Panama enjoys one of the fastest growing economies in Latin America and has the highest personal income levels in all of Latin America. The unemployment rate in Panama? Just 6%. You can imagine how all this affects crime stats. According to today’s Latin Business Chronicle, Panama is safer than ever, having steadily climbed up the ranks to become one of the safest countries in Latin America.

And despite having recently signed a tax treaty with the U.S, Bob says, “Panama still has far more protective privacy processes than the U.S.” Panama’s trusts, private family foundations, and corporations are still among the best wealth-protection vehicles in the world.

Most of this morning’s discussions were about real estate. This morning’s speakers were explaining how to go about properly and safely buying property in Panama. (By the way, Panama real estate prices remain among the lowest in Latin America, and quality is HIGH.)

International real estate expert Margaret Summerfield took the stage twice today – first to offer up an insider’s overview of the Panama real estate market and then to share her hard-earned tips and strategies for protecting your real estate investment.

Margaret has been living and working in Panama for years now…and she’s been keeping her eagle eye on this market for even longer. No one knows the ins and outs of real estate here better than she does.

Why should you avoid – at all costs – pre-construction projects in Panama right now? Margaret gave us the skinny. She told us exactly what not to buy – just as important as knowing what we should buy, right? Margaret shared her inside line on that, too.

There hasn’t been a real estate crash here, she says. But there are some real estate fire sales and Margaret pointed us directly to them. She even shared what she believes is the #1 top fire sale deal on the market right now.

Margaret’s most valuable advice, though, came in the form of her “11 Tips” list.

Word to the wise: Do not buy or rent in Panama without these tips and strategies.

Here’s just a sample of Margaret’s “Panama Smart Real Estate Buying/Renting 101” primer:

  • If you do nothing else, get the right attorney working on your behalf. Margaret explained how to choose one, the four traits they absolutely must have – and where to find one that meets all these criteria.
  • What you don’t know about title insurance can come back to bite you. What issues are not covered by title insurance? Margaret outlined six exclusions – knowing what these are can save you from a world of hurt.
  • There are three issues that absolutely must be addressed in your sales contract. And five steps that must not be neglected during your title search.

Did you know that the number of legal permits required for real estate projects in practically every country has recently increased? What are the five permits, approvals and processes you must verify? Margaret covered it all… She explained how to perform your own due diligence on any real estate agent or developer you meet, how to ensure you won’t get the shaft from your neighbors, how to protect your escrow money, and more, more, more.

How Can You Get Your Hands On these Tips and Secrets?

As you can see, there’s far too much information being shared here at the conference for me to include here.

If you’ve an interest in Panama (or as my husband Dan Prescher says, you just want to be able to cross it off your list with impunity), you need access to the information being shared over these three jam-packed days in Panama.

So you couldn’t be here? That doesn’t mean you have to be left out.

There’s a way for you to quickly get up to speed with every one of the solutions, secrets, good-value ideas, money-making techniques, wealth-protection details, retirement recommendations, real estate advice and contacts, and everything else our attendees are gathering here live at the Live and Invest in Panama Seminar

The Next-Best Thing to Being Here

You can have all of it… and for a fraction of what the folks here in person spent to be in this room with us in Panama…

What else did we learn today?

Panama attorney Rainelda Mata-Kelly explained how to legally structure your Panama property purchase. To help determine the best vehicle for your situation, Rainelda says, there are four critical questions you and your attorney need to answer. Your tax liability will be impacted by your answers to these questions, and as long as you know this, it’s easy to get things right from the start.

Did you know mortgage financing is available in Panama? It’s one of the only countries where foreigners can get a mortgage loan, and Rainelda explained today how to go about it, where to get a mortgage, how the terms are determined, what the interest rates are and so on.

How about earning an income from Panama or anywhere else in the world you might land? We learned about commodities investing from Barry Potekin, and from forestry expert Robert Kroesen about how the purchase of a Panama teak plantation can be your fast track to Panama citizenship as well as a huge potential return on investment.

Winton Churchill is the creator of a system that guides you to creating an income-earning online consultancy – using the career experience you already possess. (By the way, Winton guarantees results. If you’re looking for a way to fund your life overseas, you don’t want to miss what he had to say.)

Ready to learn more? Here’s how you can:

We’re putting together a complete package of nearly everything that’s happening at this event. We’re making audio recordings of all 39 of the presentations.

(Those laugh-out-loud moments I mentioned? You must hear expat Stephen Johnson talk about the pleasures and challenges of living in Panama. Let’s just say that after three years, he’s still living it…and laughing… about some of the cultural “nuances”…and we were laughing right along with him.)

We’re also making copies of the handouts, PowerPoint and visual presentations. And you get the complete dossier we handed to each attendee when they arrived here in Panama City for the Live and Invest in Panama Seminar. You get everything but a cup of muy rico Panamanian coffee (best in the world, by the way) or a Seco cocktail. (And if we could figure out how to send you those, we would!)

We call it our 2011 Fast Track Panama Package. And we guarantee it will help you fast track your plans of moving to… or investing in… Panama.
