Cuenca is known for its rich intellectual and artistic traditions that match its colonial architecture. It is famous for its colorful festivals and is one of three UNESCO World Heritage Sites in Ecuador.
Located on the southern edge of the mountains, Cuenca is Ecuador’s third largest city. Here foreigners have the same rights as citizens to own property…and real estate in Cuenca is a bargain.
Before buying property in Ecuador, educate yourself on the purchasing process. The real estate business in Ecuador bears no resemblance to what is found in the U.S. or Europe. There is no such thing as a multiple listing service, for instance, and agents can be trained and licensed but they do not have to be.
Most properties never make it into the classifieds or the newspapers, but rather are sold by word of mouth. Also the square footage usually counts all covered construction space including garage and patio.
Real estate in Cuenca ranges in price, but great deals can be had in many parts of the city and prices are usually lower than you’d find in the U.S.
Below are some recent property samples:
A two-bedroom, two-bathroom condo with amazing views and a private garden has a price of $79,900. It is 936 square feet plus a beautiful wraparound garden of 688 square feet. Only three minutes away from supermarkets, drugstores, and shops, it also comes with a parking space and storage unit. It has under-floor heating and can be sold fully furnished.
For $95,000 you can get a 1,300-square-foot, three-bedroom, two-bathroom condo on the second
floor of a popular complex in Cuenca’s Tres Puentes neighborhood. It features tile and composite wood floors and a large, open kitchen. Centrally located, the condo is a 20-minute walk to El Centro and close to supermarkets and restaurants. The building also has an underground parking space, a basement storage bodega and 24-hour security.
A three-bedroom, two-bathroom condo located close to the Tomebamba River and the town’s historic district has a price of $98,000. Located on the sixth floor of a seven-story building, the apartment has nice views to the north and west and features tile and composite wood flooring and granite countertops. The building fee is $60 and includes 24-hour concierge service. The building has two elevators and a small gym and the condo also comes with a parking space and extra storage.
For $115,000 you can get a two-bedroom, two-and-a-half bathroom condo in one of Cuenca’s best locations. It’s close to supermarkets, restaurants, banks, and shopping and is walking distance to El Centro.
A luxury two-bedroom, two-and-a-half bathroom condo with almost 1,800 square feet of living space has a price of $138,000. Enjoy the best views of Cuenca from the huge, partially covered terrace. There’s also a large open kitchen, parking, and storage.
